In HANNA CARRÉ, 61 rental apartments* with 1 to 4 rooms await you. Each offers a loggia or balcony, some an additional roof garden. On the upper floors, you can enjoy a fantastic view of the surrounding countryside. Single or duplex parking spaces are available for you in the underground garage. There are also bicycle rooms and tenant cellars. All building areas are accessible via elevators and have video intercom systems. Part of the complex is a three-star superior hotel.

Ostenviertel, Old Town, Central Station – all just a few minutes away
At HANNA CARRÉ, you can leave your car at home because the Prinz-Ludwig-Straße bus stop is only a few hundred meters away. From there, you can reach Regensburg’s old town or the central train station in about ten minutes by bus – with regular connections to Ingolstadt, Augsburg or Munich. You can get to the city center even faster by bike or car. It takes about ten to 15 minutes to reach the A93 and A3 highways.
In and around the Marina-Quartier, you will also find several restaurants and, in summer, the famous Beach Club Regensburg. Bakeries and supermarkets are also just over a kilometer away. By car or bicycle, you can reach the Donau-Einkaufszentrum (Danube Shopping Center) in the north in just a few minutes. Further shopping facilities are planned in the neighborhood. Do you have children? Regensburg offers a variety of daycare centers, kindergartens, and elementary and secondary schools in the immediate vicinity.

On the contrary, the 1 to 4-room apartments, which are barrier-free, will delight you with their high-quality furnishings and contemporary comfort. First and foremost, each apartment offers a loggia or balcony – some even have their own additional roof garden. The natural wood parquet flooring in the living areas and hallways ensures a stylish look and a pleasant living feeling. The walls are finished in a matching smooth white.
Large-format walls and floor tiles have been laid in the wet areas. The bathrooms and WCs also feature floor-level showers, glass partitions, brand-name fittings and flat towel radiators – the latter in addition to underfloor heating throughout. Modern fitted kitchens with electrical appliances are also standard in the HANNA CARRÉ. You can also look forward to triple-glazed windows with electric sun blinds in the living area!

Flexible living comfort for singles and commuters
With living spaces ranging from 35 to 56 square meters, the 1-room apartments in HANNA CARRÉ offer singles or commuters flexible living comfort. You enter our example apartment via a hallway with enough space for a wardrobe. From here, you enter the spacious interior bathroom with a floor-level shower and washing machine connection on the left. The living room and bedroom are equipped with a modern kitchenette and are complemented by a cozy loggia.

2-room apartments
Sizes and floor plans for a wide range of living requirements
2-room apartments are sought after by singles or couples. With 63 to 97 square meters, HANNA CARRÉ offers you a wide range of sizes and floor plans in this segment. Our example apartment is accessed via an L-shaped hallway. It provides an interior shower room with a washing machine connection, a spacious storage room, a separate bedroom and a spacious living and dining room with an open kitchen. The bedroom, as well as the living room, has access to the loggia.

3-room apartments
One more room – for playing or working
Whether you have children or need room to work: The 3-room apartments in HANNA CARRÉ offer couples and smaller families relaxed living on 67 to 97 square meters. The entrance hallway widens into a spacious living and dining room with a modern kitchenette in our sample apartment. From here, you reach the two bedrooms and the interior shower room with a washing machine connection. One of the rooms opens onto a loggia with an adjoining balcony – beautiful in every season!

4-room apartments
A new home for the whole family
With 102 to 114 square meters, the 4-room apartments in HANNA CARRÉ offer plenty of space, even for families. In our example apartment, you are first welcomed by a spacious daylight entrance hall before entering all the rooms via an L-shaped hallway. This includes the three separate bedrooms and the windowed shower room with a washing machine connection and the separate toilet. The meeting point is the spacious living and dining room with an open kitchen and access to the loggia with an adjacent balcony.

Roof gardens
Your green oasis (almost) in the clouds
In addition to the loggia or balcony, about half of the apartments in HANNA CARRÉ offer their own roof garden of about 16 square meters. The gardens are located above the 5th or 8th floor. They are permanently assigned to the corresponding apartments – regardless of their location in the building. A hedge planting between the plots ensures the privacy. So nothing stands in the way of cozy evenings or an outdoor breakfast! Depending on your mood, you can design your little oasis above the roofs of Regensburg with planters, tubs or seating. Especially practical: each garden has its own power connection.

In addition, essential personalities are honored in the Walhalla, east of the city.

But Regensburg is also an important science center with three universities and an economic center with the largest Bavarian shipping port and numerous companies. The property is expected to be ready for occupancy by 05/16/2022.
The minimum rental period is 12 months. Subsequently, the lease can be terminated with a notice period of 3 months.
As is customary with other rental agreements, the deposit is three net cold rents (the net cold rent plus ancillary costs is shown in the rental agreement). Processing or brokerage fees do not apply.
There is sufficient bicycle parking outside. The parking spaces are located in the underground garage. Duplex parking spaces are available there for 80 EUR and single parking spaces for 100 EUR.

TV/telephone and Internet provider is R-KOM. Each apartment is already equipped with a Fritzbox.
The keeping of pets will be considered on a case-by-case basis and requires appropriate approval by the owner and an individual pet-keeping agreement.

The team of Müller Merkle Immobilien is in charge of the rental. From the signing of the lease and already for the handover of the residential units, the property management is responsible.
